Venerable will begin work rehabilitating the 26,000 sf Industrial Home in mid-2012. The first floor multi-tenant retail spaces will have restored storefronts, high ceilings and exposed structure. These spaces will be perfect for restaurants.
The upper floors will have high ceilings, original timber construction and operable windows with downtown views. The basement will include tenant storage and bike storage and showers. Adjacent parking lot will offer parking for 24 cars. Accessible to public transportation and the new streetcar on MLK Boulevard.
Historic preservation work will include the removal of incompatible materials from the recent remodels, uncovering original fir floors, restoring the storefront glazing and installing replica wood casement windows, repairing brick and plaster walls, exterior masonry tuck pointing, bringing back retail entrances on MLK, and displaying salvaged fire doors.
The building will be brought up to code with a seismic upgrade, all new HVAC and mechanical systems, elevator, parking lot upgrades, and so forth. Applications for Historic Tax Credits and Special Assessment are in the works and a LEED rating of at least Silver is being sought.
This rehabilitation will be executed by the same team that resurrected the White Stag Block—Venerable Development, Fletcher Farr Ayotte Architects, and Bremik Construction.
