We have carved a unique niche in the Portland real estate market with the ability to integrate our representation with possible project development designed to suit the client.
For example, we represented the University of Oregon in their search for new office and classroom space for their Portland programs. We broadened the University’s options on possible locations by showing them the possibility of a shell like the White Stag Block that could be designed to their specifications; and they leased nearly 100,000 square feet. Its location in Old Town also met one of the University’s requirements for their move-to impact an underutilized neighborhood. The redevelopment also increased rental rates higher than ever in the Old Town District.

- Venerable assisted Miller Paint in selecting their new Sellwood location.
- La Torre, in Northwest Portland, expanded housing and jobs in a neighborhood that at the time was struggling. In 1994, Venerable sold 14 redesigned condominiums in La Torre (The Tower) to middle class buyers in an area composed of mostly subsidized housing and older, lower income renters. The award-winning project increased neighborhood diversity also attracting new retail and businesses catering to the neighborhood, adding to the area's economic vitality.
- Northwest Fence & Wire Works was an under-utilized warehouse in a desirable close-in Central Eastside Industrial District which Venerable redeveloped in 2005. Venerable leased it at rates higher than ever received in the neighborhood. The building offers desirable creative workspaces which were immediately leased to our niche tenants–creative office users. We leased at increased rents and employment in this under-served area.
- Smith Block, an historic building on Naito Parkway, was sold by Venerable to an owner/user who is doing a major renovation and will bring their financial headquarters to Old Town.
- Mason Ehrman is a 70,000 square foot Old Town building that Venerable urged owners to work with Portland Development Commission to redevelop and later finalized the long-term lease that led to PDC's relocation of their headquarters to the building.
- Old Town's Minnesota Hotel was 100% vacant when Venerable received the listing and the rehabilitation project in 1994. Dozens of creative and incubator office tenants have leased space since leasing arrangement was signed with the owner. Venerable secured a long-term lease with SERA Architects for the first and second floors; the third floor is currently completely leased to creative and office tenants. The project was one of the first redevelopments on the North Transit Mall and set the tone for redevelopment in that area.
- White Stag Block, in Old Town, at $37 million is our largest and most challenging project to date. Venerable facilitated the acquisition by convincing the owner to sell three of their most prized buildings. Then, the University of Oregon was convinced the site would be perfect for the Portland programs and signed an 18-year lease with an option to purchase. Before the building was finished, it was 85% leased.
